The Payment Calculator calculates a monthly payment
based on input of the Interest Rate, Number of Years of Loan, and
Starting Balance (amount financed). The results show a monthly
payment figure, total Interest to be paid, total Principal to be
repaid, and total Interest and Principal.
The OverPay
Calculated Payment Calculator allows users to make a
regularly scheduled 'overpayment' (any amount over the required
monthly payment) and the results show how this overpayment reduces
the loan term and the interest saved.
The Amortization Tables detail each Interest
payment, Principal payment, and Loan Balance for each month and each
year for 30 years. Cumulative Interest and Principal totals for each
and every year shows how different interest rates affect these
totals.
Irregular OverPayment fields in the tables allow
entry of an overpayment for any month and results show the reduction
in interest costs and the reduced term of the loan.
Remaining Mortgage Balance calculates a remaining
balance, interest paid to date, principal paid to date for any point
in time during the loan life. A great tool for determining the equity
in a property when selling a property.
Two different qualifiers (EZQualifier and Qualifier)
determines whether or not your prospective buyers have the income to
qualify for a loan based on input of their income, debt service,
property tax rates, property insurance rates, income to debt ratios,
and debt to income ratios.
The Variable Rate Calculator shows various payments
for a variable rate loan. Users can customize the amount of
incrementation (you can show loan payments increasing by 1/4 point,
1/3 of a point, 1/2 point, full point, etc...)to see the various
affects of increasing or decreasing interest rates.
The Sinking Fund calculates what payments are
required to put away each month when saving for a lump sum. Based on
the input of the lump sum needed and the number of years that savings
will be put away, users can see how much to put away each month and
how interest rates paid on monthly savings affect that lump sum. Also
included is an inflation discounter which shows the
value of that future lump sum, less inflation, in today's dollars.
Great for determining what amount to put away for a down payment or
for a retirement fund.
Present Value of Mixed Streams of Cash Flow takes
yearly cash flows of any amount and the required ROI (return on
investment) as data input and then shows the Present Value of those
cash flows as the results. You can compare investments based on the
input of expected cash flows and your required ROI (i.e. you can
determine what rents are required to keep pace with or beat
inflation).
Future Property Values calculates what a property
will be worth in 'x' years based on input of the purchase price,
assumed rate of inflation, and number of years held. A reverse
calculator allows users to input the Purchase Price, Current Market
Value, and Number of Years (property is) Held to calculate the
appreciated value.
Yield to Maturity calculates what the Yield of a 2nd
note or bond plus the monthly interest payments to be received based
on the input of Face Value, Purchase Price, and Interest rate. A
reverse calculator shows what you should pay for that note based on
your required Yield and Purchase Price.
A Rent/Buy Analyzer compares the money spent on rent
versus building equity in buying a property. A great tool in showing
the difference between money spent on rent versus capital
accumulation in purchasing a home.
Loans Compared compares 3 different loans based on
fees, points, and interest rates and is a great tool when trying to
see the TOTAL costs for various types of loans.
